Welcome to Home Hong Kong ("HomeHK", "the Platform", "we", "us"; homehk.co). These Terms & Conditions ("Terms") govern your rights and responsibilities when using the Platform and booking homes through it. By browsing, registering for, or using any service on the Platform, you confirm that you have read, understood and agree to be bound by these Terms. If you do not agree, please stop using the Platform.

1. About the Service

HomeHK is an online platform for booking short-term and long-term stays in curated Hong Kong homes. We provide listing information, availability checking, online booking, payment processing and order management services.

Listing details, prices, availability and amenities are provided by us or the relevant person in charge. We strive to keep information accurate but do not warrant that all information is error-free at all times.

2. Member Accounts

You must register as a member and log in to complete a booking. You may register with an email and password, or sign in with a Google account.

You must provide true, accurate and up-to-date personal information (including your name, contact phone number, and the FPS number used for deposit refunds). You are responsible for safeguarding your login credentials and for all activity under your account.

Please notify us immediately of any unauthorised use of your account.

3. Bookings & Payment

All bookings are confirmed only upon payment in full. Payment methods include: (a) online credit card payment via Stripe; and (b) bank transfer (a payment screenshot must be uploaded within the specified time limit, otherwise the booking is cancelled automatically).

The total amount comprises rent, cleaning fee (applicable to daily stays; waived for monthly stays) and a refundable deposit. The full breakdown is shown clearly at the time of booking.

Credit card payments are processed by our third-party payment provider Stripe. We do not store your credit card number.

If a booking is modified and additional charges apply, we will issue a supplementary payment link for you to complete payment.

4. Deposit

A refundable deposit is payable for every booking. The amount is calculated based on the rental period and rent, and is shown clearly on the booking page.

The deposit will be refunded via the FPS number you provide within a reasonable period after check-out and inspection. Where there is damage, loss, additional cleaning required, or a breach of house rules during the stay, we reserve the right to deduct the corresponding amount from the deposit and will explain the reason for any deduction.

5. Cancellation & Refund

Cancellations and refunds are handled case by case and by agreement with us. Please contact us as early as possible.

For bank transfer bookings, if payment is not completed within the specified time limit, the system will automatically cancel the booking and release the dates without further notice.

6. House Rules & Guest Responsibilities

The number of guests must not exceed the maximum stated for the home. No smoking indoors, and no unlawful use of any kind.

You must take good care of the home and its facilities and leave it reasonably tidy on check-out. You are responsible for any damage or loss caused by the negligence or wilful act of you or your accompanying guests.

You must comply with the building’s deed of mutual covenant, management rules and applicable local laws.

7. Booking Modifications

All changes to booking details (including dates, times and rental period) may only be made by our staff; guests may not change them independently. Please contact us if a change is required.

Once a booking is modified, we will notify you of the updated details by email.

8. Limitation of Liability

To the maximum extent permitted by law, HomeHK shall not be liable for any indirect, incidental or consequential loss arising from your use of the Platform or your stay at any home.

We are not liable for service interruptions or non-performance of bookings caused by force majeure (including but not limited to natural disasters, fire, power failure, network outages, government orders, etc.).

9. Intellectual Property

All content on the Platform (including text, images, logos, design and software) is owned by HomeHK or its licensors and protected by intellectual property laws. You may not copy, distribute or use it commercially without our written consent.

10. Changes to These Terms

We may revise these Terms from time to time. Revised Terms take effect once published on the Platform. Your continued use of the Platform constitutes acceptance of the revised Terms.

11. Governing Law

These Terms are governed by and construed in accordance with the laws of the Hong Kong Special Administrative Region. Any dispute arising from these Terms is subject to the non-exclusive jurisdiction of the Hong Kong courts.
